We are in a position to exchange but have received an e-mail demanding a £10 K deposit, the 0.7 acre paddock we were buying for £8 K is now £45 K, she is going to barricade a bridge to her property and we are banned from all footpaths on her land (including the public ones, apparently). All because things overran by four weeks due to solicitors being on holiday and/or amnesiac locums and one who is completely incompetent - not our fault.

As long as it doesn’t cost you anything you could always string the seller along as much as poss without actually saying you’re pulling out. Bit of payback for her screwing you around.
